Second Habitat for Humanity RESTORE Interior Construction Begins

Update on the Habitat for Humanity RESTORE retail “resale” location with photographs showing progress of the pre construction demolition and cleanup so work can take place.    Photos are included for reference.

I toured the newest Habitat for Humanity RESTORE location on East Flamingo at Pecos Road in Las Vegas, Nevada today.   Lease was completed and keys picked up last week ( Jan 5 ) and today Jan 11 the entire interior is demolished and quickly getting ready for new work to make way for the RESTORE  concept resale store to generate revenue for building affordable Habitat for Humanity homes in Las Vegas.

The current site had been one of the first Trader Joe grocery locations in Las Vegas back in the early 1990’s.  Then it was a large multi-booth Antique Mall and has been vacant for few years.  As it turned out another broker I know had the listing and we were able to craft a super lease for both landlord and tenant for a seven year term on very favorable terms.


The neat thing about Habitat for Humanity as a tenant is that they do all their own Tenant Improvements with volunteer contractor labor and that helps keep costs way down.   Work on the site began Friday , Jan 9th, 2009 and today ,Monday the site is demo’ed and ready for construction to begin.  Initial construction clean-up after demo has begun as has some electrical rework and soon a large 12 ft by 12 ft roll up  door will be installed in the back of the building for forklift access the warehouse portion of the RESTORE.

These are a couple of pictures of the progress so far.  More to follow in the coming weeks and upon completion of the interior.
